Type your monthly basic pay plus dearness allowance and the HRA component you actually receive. Use figures from your salary slip rather than your total CTC.
Enter the rent you pay and select metro if you live in Delhi, Mumbai, Kolkata, or Chennai. Every other city uses the 40 per cent rate instead of 50.
Read the exempt and taxable amounts along with all three conditions. The lowest of the three is your exemption, and seeing which one binds tells you what could change it.
House Rent Allowance is a salary component, and part of it escapes income tax if you actually pay rent. This calculator works out how much is exempt under Section 10(13A) and how much gets added to your taxable income. Enter four things: your monthly basic salary plus dearness allowance, the HRA you receive, the rent you pay, and whether your city counts as a metro. Salaried employees filing returns, anyone asked by payroll to declare rent before the financial year closes, people negotiating a salary structure, and those weighing the old tax regime against the new all need this number. Most employees claim less than they could, or claim more than the rules allow and face a correction later. The exemption is the smallest of three separate figures, which is what makes it easy to get wrong. First, the actual HRA you received. Second, 50 per cent of basic salary if you live in Delhi, Mumbai, Kolkata, or Chennai, or 40 per cent everywhere else. Third, the rent you paid minus 10 per cent of your basic salary. Whichever of those three is lowest becomes your exempt amount, and the remainder of your HRA is taxable. Showing all three side by side matters, because knowing which condition is binding tells you what would actually change your exemption — raising rent helps only if the third condition is the limiting one. Here is a full worked case. Basic plus DA of ₹50,000 a month, HRA of ₹20,000, rent paid of ₹18,000, living in Mumbai. Condition one is ₹20,000. Condition two is 50 per cent of 50,000 = ₹25,000. Condition three is 18,000 − (10 per cent of 50,000) = 18,000 − 5,000 = ₹13,000. The lowest is ₹13,000, so that much is exempt and the remaining ₹7,000 of your HRA is taxable each month. Notice the third condition is the binding one here, meaning higher rent would raise the exemption while a bigger HRA component would not. The decisions this drives are practical. An employee in Pune on ₹40,000 basic with ₹16,000 HRA paying ₹12,000 rent finds the exemption is only ₹8,000, and can see that the 40 per cent non-metro rate is not the constraint — the rent figure is. Someone relocating from Bengaluru to Delhi can check how the shift from the 40 per cent rate to the 50 per cent metro rate changes their position before agreeing to the transfer. An employee living with parents can pay them documented rent and legitimately claim the exemption, provided the rent is genuine, transferred by bank, and declared by the parents as income. And a person choosing between tax regimes can total the annual exemption and weigh it against the new regime's lower slab rates, since a large HRA exemption often tips the balance back toward the old regime for people paying high city rents. The pitfalls are worth naming. If you pay little or no rent, the third condition drops to zero or goes negative and your exemption becomes nil regardless of how generous your HRA is — a ₹5,000 rent against ₹50,000 basic leaves nothing exempt. HRA exemption is also unavailable entirely under the new tax regime, so anyone who has opted in cannot claim it. Keep rent receipts, and if annual rent crosses ₹1,00,000 you must report your landlord's PAN. Use consistent monthly or annual figures across all four inputs, since mixing them is the most common arithmetic error here. This is an estimate for planning and not tax advice; confirm the final figure with your employer or a chartered accountant. Nothing you enter is uploaded or stored.
Exempt HRA = the least of these three amounts: 1. Actual HRA received 2. 50% of basic salary (Delhi, Mumbai, Kolkata, Chennai) or 40% of basic salary (all other cities) 3. Rent paid − 10% of basic salary basic salary = basic pay + dearness allowance Taxable HRA = actual HRA received − exempt HRA If condition 3 is zero or negative, the exemption is nil Available under the old tax regime only.
Input
Basic + DA ₹50,000, HRA ₹20,000, rent ₹18,000, Mumbai (metro)
Result
Exempt ₹13,000/month · taxable ₹7,000/month
The three conditions are ₹20,000, 50% of 50,000 = ₹25,000, and 18,000 − 5,000 = ₹13,000. The lowest is ₹13,000, so ₹7,000 of the HRA stays taxable.
Input
Basic + DA ₹40,000, HRA ₹16,000, rent ₹12,000, Pune (non-metro)
Result
Exempt ₹8,000/month · taxable ₹8,000/month
Conditions are ₹16,000, 40% of 40,000 = ₹16,000, and 12,000 − 4,000 = ₹8,000. The rent condition binds again, exempting exactly half the HRA.
The exempt HRA is the least of three amounts: actual HRA received, 50% of basic salary (metro) or 40% (non-metro), and rent paid minus 10% of basic salary. Enter your figures and the calculator shows the exempt and taxable amounts, plus all three components.
